Traditional multi-layer roofing with felts and asphalt topped by gravel or a cap sheet, repaired and replaced for commercial buildings.
Built-up roofing, sometimes called tar and gravel, is one of the oldest low-slope systems. Layers of felt and asphalt build a thick, waterproof membrane, often topped with gravel or a cap sheet. Many commercial buildings in Nashville still have built-up roofs, and owners need honest advice on repair, restoration and replacement.
We start with a Free Estimate and inspect the surface, flashings, drains and gravel coverage. We repair blisters, splits and flashing failures, replace sections that are saturated and discuss replacement with modern membranes when the roof is worn. For new built-up systems, we install multiple plies with proper asphalt temperatures and overlaps, finishing with gravel or a cap sheet and metal edge details. Many built-up roofs have been patched many times, and it helps to know their history. We look for repair marks, gravel loss and ponding patterns, and we core a small area when appropriate to understand the layers. That information helps us advise whether a coating, a repair program or a new roof offers the best value for your building and your plans for it.
We explain what is in your roof, how it ages and whether repair, restoration or replacement fits.
These common failures are repaired carefully so they do not spread.
Gravel protects the membrane, and clear drains keep water from ponding.
When a built-up roof is spent, we compare replacements such as TPO, EPDM and modified bitumen.
